• Screen tenant based on the bylaws and rules. Pay attention to:

  • • Only one dog allowed per unit; dog weight limit no more than 25 lb.

    • 3^rd car parks on Oakes Rd.

    • A rule of a maximum of two people per bedroom is considered reasonable under the Fair Housing Act

    • By law, the basement can not be used as a bedroom.

• Choose a Tenant with Good Credit and verify income.

• Perform a Criminal Background Check to ensure safe environment for all.

• Review the Tenant's Rental History, and call the prior landlord to double check the information.

• Register tenants’ information to board of directors; you can use the online form below.

• Give bylaws and rules to the tenants and explain the key issues below but not limited to

  • • Parking rules: such as third car parking (3^rd car parks on Oakes Rd), oil/fluids leaking, and vehicle storage issues.

    • Dog rules: such as Dog weight limit (no more than 25lb) and clean up.

    • Smoking rules.

    • Garbage rules.

    • Pool rules.

• It is the owner’s responsibility to give the bylaws and rules to the tenants. It is free to request digital bylaws and rules by email.

• It is the owner’s responsibility to correct the violations of the tenants.

• When a tenant breaks the rules, both tenant and owner will be sent a warning letter first.

• The tenant needs to correct the action in 5 days to avoid further actions, fines and assessment.

• All the fines will be posted on the owner’s account. Please pay the fines off with your next HOA fee to avoid interest charges.

1^st violation fine is $25; 2nd violation and 3rd violation fine will be $35; 4^th & thereafter $50 plus legal and managerial cost and interest. For any amounts not paid to the Association when due, compound interest at the rate of 1% per month shall be added to the outstanding balance
